August brought a slight shift in the GTA real estate landscape, with home sales dipping by 2.1% compared to last year—5,057 homes sold—and the average price now just below the $1 million mark at $993,410. Benchmark prices also saw a 4.5% decrease. While some of this slowdown comes down to the typical seasonal fatigue, it’s worth noting that improved affordability is giving buyers more breathing room. As someone who’s called Toronto home my entire life and has been helping clients buy, sell, and invest here since 1987, I believe these market changes can present real opportunities for savvy buyers and investors. My focus remains on helping clients reach their real estate goals while maximizing value and keeping the process as stress-free as possible.
